WHAT IF WE HAVE QUESTIONS AFTER CLOSING? 

One thing we LOVE about what we do is how we get to know so many great new people through spending so much time together during their buying and/or selling process. When we cross that "finish line" called the closing, though, you won't just drop off our radar! You will have all our contact info and are free and welcome to use it anytime we can help you with anything! We have relationships with so many home service providers we are always happy to help recommend should the need arise... plumbers, roofers, painters, etc.! And remember, with the Home Warranty you always get with the Reside Team, most of those unexpected expenses will be at least partially covered, if not fully covered! We're here to go to bat for you long after we close! In fact, many of our clients become great friends. We love that! 

DO I NEED A REAL ESTATE LAWYER AS WELL?

It is always your right to have your own attorney as well. In Georgia, closings are conducted with a Real Estate Attorney who represents the Lender.  

AS A BUYER, HOW MUCH DO WE PAY YOU TO HELP US FIND AND PURCHASE A HOUSE?

Buyers' agents are traditionally paid by the Sellers who have already signed a Listing Agreement with their agent for a certain amount of commission, and the Listing Agent shares this commission with the Buyer's Agent for bringing the buyer.  The exception to this is if you choose a home For Sale By Owner. Most FSBO sellers are aware they should pay a Buyer's Agent to have the highest chance of selling their home. Few choose not to. If you fall in love with a home for sale by a By Owner Seller who refuses to pay us, then you would us our traditional earning of 3% as compensation for showing you numerous houses, assisting you in preparing the offer, negotiating on your behalf for the best deal, and monitoring the contract to close, and attending the closing with you to help make sure it closes smoothly. 

WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE?

This is always a negotiable amount, but that saying is true... "you get what you pay for" 

... so keep that in mind when interviewing agents ;)  Discount brokerages and services will also be discounting the way they represent and protect you. iBuyers charge more than traditional agents in hidden fees! We charge the customary 6% for listings since we are a full-service team. This amount allows us to provide 100% of our service without compromising any of it. It is no question that professionally photographed homes seller quicker and for higher prices than non-professionally photographed homes (see Inman Article here). However, when we list homes for sale, we at The Reside Team have a professional photographer on standby - Dianne! She does all our photography (and that of many other local agents' as well! Check out her work here!) So NO... when you hire us, you do NOT have to hire your own photographer! 

DO I NEED TO HIRE A PHOTOGRAPHER?

HOW WILL YOU FIND POTENTIAL BUYERS/RENTERS FOR MY PROPERTY?

We have a detailed marketing plan that includes online and in-person sales experiences that we will show you when we meet. Suffice it to say that when we list a home, we cast the widest net possible to attract as many potential buyers as possible, online, and in-person. We then follow up with every inquiry and showing to get feedback and interest level. We update our sellers weekly with this information.
